At Alphalets we offer a range of services, including letting only and full management which can be tailored to your individual needs. We cater for all Landlords, including those who are inexperienced and those who have built up a larger portfolio of properties. Our team have a wealth of knowledge and can provide you with all the advice and guidance you will need. Full Management Service

Our full management service is ideal for Landlords who may have recently acquired a property and are just starting their journey as a Landlord, but equally ideal for those Landlords who are more experienced but don't want to personally deal with the management side of the tenancy.

Our charges for this service are:

250.00 (No added VAT) - Tenancy Set Up Fee *

8% (No added VAT) - Monthly Management Fee

This service includes:
  • Full advertising in office and online - including Rightmove, Zoopla and On the Market
  • Accompanied viewings
  • Tenancy applications and referencing - we use a third-party company to carry out the full referencing checks on each tenant applicant
  • Gaining tenant ID and complying with the 'Right to Rent' legal requirements
  • Creating and signing up tenancy documents, including the Tenancy Agreement
  • Deposit protection - Our deposits are held with the Government Approved 'Deposit Protection Service'
  • Creating a property inventory before the start of the tenancy
  • Taking starting (and closing) meter readings and the start and end of a tenancy
  • Rent collection
  • Chasing rent arrears (if accrued) and advising landlord of legal steps should further action be required
  • Daily management of tenancy including maintenance management

This service can be tailored to each Landlord's individual needs, for example some Landlords prefer to use their own Tenancy Agreements and protect the deposit in their own protection scheme. For a more in-depth discussion about any part of this service, please do not hesitate to get in touch.

Find A Tenant Service:

Our find a tenant service covers the initial set up of the Tenancy which is then passed over to the Landlord who will manage the Tenancy directly - ideal for those who have a larger portfolio and are experienced in the lettings field.

300.00 (No added VAT) - Find A Tenant Fee

This service includes:

It is essential that you have a Landlord insurance policy in place, which covers the risks from lettings, which some standard insurance policies do not cover.
